Application Process

Follow these easy steps to get started

  1. At the time of application, or within three (3) business days of taking an application by telephone, provide the following disclosures to the applicant:
    1. TCF's CommandCredit Plus Application Disclosure- Important Terms of our Home Equity Line of Credit
    2. The Consumer Financial Protection Bureau's booklet What You Should Know About Home Equity Lines of Credit
    3. TCF's Notice and Authorization Concerning your Loan Application (the applicants must sign) (TCF Doc # 765)
    4. For loans secured by properties in Florida, TCF's Florida Anti-Coercion Insurance Notice (the applicants must sign) (TCF Doc # 1376)
    5. For loans secured by properties in New York, TCF's New York Pre-Application Disclosure and Fee Agreement (the applicants must sign) (TCF Doc # 1328)
    6. Any disclosures you are required to provide to the applicant under state or federal law related to the application for a home equity line of credit including, but not limited to, any mortgage broker fee disclosures or agreements.
  2. Send the following items to TCF to initiate the application:
    1. Submission Form (TCF Doc #717)
    2. TCF HELOC Worksheet (TCF Doc #1017)
    3. 1003 (From 1st Mortgage)
    4. 1008 (From 1st Mortgage)
    5. Income and asset verification
    6. Employment verification
    7. Tri-merge credit report
    8. Notice and Authorization Concerning Your Loan Application (TCF Doc # 765)
    9. For loans secured by properties in Florida, TCF's Florida Anti-Coercion Insurance Notice (the applicants must sign) (TCF Doc # 1376)
    10. For loans secured by properties in New York, TCF's New York Pre-Application Disclosure and Fee Agreement (the applicants must sign) (TCF Doc # 1328)
    11. AUS/DU/LP Findings (not required on a stand-alone)
  3. Send the following items for conditional approval:
    1. Appraisal from 1st Mortgage (up to 120 days old when submitted and 150 days old at closing)
    2. Hazard insurance binder, endorsement, or certificate listing TCF National Bank as the 2nd loss payee
    3. Purchase agreement (if applicable)
    4. Copy of identification for applicants and non-applicants required to sign the security instrument.
    5. Title commitment or preliminary title report (From 1st Mortgage)
  4. Gather and submit these items as soon as possible:
    1. Final 1003
    2. Final 1008
  5. Notify TCF of the closing time and location, coordinate the closing with TCF, and request closing documents using TCF's Document Preparation Request.
